Why hire an independent project manager?

According to Checkatrade, around 90% of unmanaged building and renovation projects overspend by an average of 20% of the total estimated cost. That’s £20,000 for a £100,000 project! An independent project manager can bring valuable skills and experience to keep costs under control. They will do this by:

  • Ensuring the project is delivered on time, to a high standard and on budget
  • Working closely with all designers, architects, tradespeople and suppliers
  • Coordinating the various stages of the renovation project

Who am I?

Emily Tulloch

I am Emily Tulloch, an independent project manager with over 30 years of experience within the property world.

Having sourced, financed and developed a great many residential properties for investors and myself, I am now using my experience to focus more on providing a project management service to assist others.

I work 100% for my clients and act as the main facilitator and buffer in helping them create their ideas to become a reality with minimum stress levels on their part. 

I  work closely with tried and tested teams of tradespeople, relocation/estate agents, surveyors, solicitors, architects and interior designers.  I also have experience in working with planning officers.

By knowing and having a good working relationship with all the tradespeople I recommend to my clients, this allows me the flexibility to adjust the schedule programme as required, in order for the project to run smoothly and efficiently around deliveries of materials, thus preventing lengthy hold ups.

I have an in-depth knowledge of building construction, housing refurbishments, project planning and dealing with clients and investors. I also have a sound knowledge of tenant, landlord and legislation rules in Residential Property Management having run Hillgrove Properties Ltd. since 2002.

I am a critical thinker, quick decision maker and resourceful problem solver. I have excellent communication skills with both tradespeople and clients and I ensure all work is carried out to a high standard. I work fast and efficiently under pressure and have a very flexible outlook on life. I am able to prioritise tasks seamlessly. I am self-disciplined and focused and I specifically enjoy overcoming challenges.

In addition, I am a Trustee for The Wiltshire Bobby Van Trust and have raised a lot of money for the charitable sector by utilising my entrepreneurial and project management skills on a voluntary basis.

Why choose me as your independent project manager?

My 30 years working within the property world is based on trust, transparency, and a commitment to quality. I have a holistic view of the whole project and I deal with all sizes of budgets. 

I have plenty of experience in dealing with local councils, planning officers, solicitors, surveyors, structural engineers, architects, garden designers, tree surgeons, pond & lake specialists, as well as builders, plumbers, electricians, painters & decorators, carpenters and driveway specialists. 

I have a close working relationship with all the tradespeople I recommend and manage them directly on site. This allows me to adjust the schedule programme as required by allocating traders and arranging deliveries of materials and services exactly when needed in order for the project to run smoothly and efficiently, thus preventing hold ups. 

How much will it cost?

After an initial free consultation of 30 minutes (Zoom or telephone), I charge a one-off fee of £175 + travel expenses for a site visit. This lasts up to 2 hours and includes a short written summary of the brief with photos and a list of the major recommendations.

At this stage, I do not give estimates or quotes, or list specific suppliers, as this would require further research.

I charge an hourly rate of £55 or 10% of the overall project cost.

If you wish me to look at properties to purchase and/or source items on your behalf, I will charge for this time within an agreed budget. I will pass on to you a percentage of trade discounts offered.

Long distance travel will be an additional cost and charged at the AA rate. Travel time over half an hour will be quoted separately.

We required a new fitted kitchen, partial new bathroom, new flooring, comprehensive rewiring, built in cupboards, and redecoration throughout.
